Moler Hall

Building Description and Use:
Moler Hall at Lee College is a two story, 25,706 square foot structure constructed in 1969. The building houses no classrooms with fifteen administrative areas as well as housing the bookstore, cafeteria, an open meeting area, the Phylis Davis Room, testing center, and counseling facilities. This building is on a campus with 36 other buildings, sharing the same electric and gas meters. The building is used only as post-secondary (college) school and was added on to in 1978 and 1990.

Building Energy Use Characteristics:
The building uses electricity for lighting, cooling, air and chilling/heating water circulation, and general equipment. Steam, generated with natural gas at the College’s South Central Plant, is used for heating and domestic water heating. The building uses chilled water generated from electric power at the College’s South Central Plant for cooling (but also has some localized direct powered DX systems).

Structural Characteristics:
This facility consists of one level. No basement.

The structural system consists of reinforced concrete footings and foundation walls supporting the structure.

The floor structure is reinforced concrete slab on grade. Floor covering is basically carpet, terrazzo. V.A. tile, vinyl tile, quarry tile, masonry tiles, and exposed structure.

Partitions are standard for the design and occupancy for which the building was intended. They consist of stud and gypsum board, stud and plastic laminate, masonry block, and glass in aluminum frame.

Wall covering consists of paint, wood panel, ceramic tile, vinyl covering, and plastic laminate.

Ceilings consist of gypsum board and paint, and suspended system.

The exterior walls consist of brick cavity wall, prefinished metal panel, stucco, and glass curtain wall.

The roof structure is steel frame with metal corruform pan and concrete topping. Roof cover is tar and gravel and roll roofing.

Roof was replaced in 2003 with a multi ply, modified coal tar system with a 20 year warranty.

Adequate plumbing for facility.

HVAC consists of circulating hot and chilled water supplied from the boiler building.

Adequate electric for facility. 300 KVA transformer.

Condition: Good.  Gameroom, central hall and counseling center were renovated during 1993-94.  A 2,600 square foot addition to the Counseling Center was completed during Fall 1997.  The Rebel Roost was expanded in Summer 1998.

Occupancy: Offices, Recreation Area, and Cafeteria.

Estimated Replacement Cost: $2,600,000.00
