Facilities Master PlanSouth Central Plant BuildingBuilding Description and Use: Built: 1967 This facility consists of one level. No basement. 6,212 square feet. The structural system consists of reinforced concrete footings and foundation walls supporting the structure. The floor structure at ground level is reinforced concrete slab on grade. Floor covering is exposed concrete except for the offices, which have vinyl asbestos tile. Partitions are a mix of conventional sheet rock construction and clay tile. Walls in office are painted. All other walls are exposed structure. The exterior walls consist of brick with clay tile backup, clay tile with stucco, and glass curtain wall. The roof structure is steel frame with metal corruform pan and concrete topping. Roof cover is multi ply built up. Adequate plumbing for facility. This building supplies air conditioning and heating for the following buildings: Rundell Hall; Gym; Science Building; Social Sciences Building; Tech Voc 1, 2, 3, 4; Moler Hall and Bonner Hall. The Library can also be cooled and heated via the Central Plant. Adequate electric for facility. Condition: Facility itself is good. The Plant underwent major upgrade in 1993 with replacement of two 20 year old 450 ton chillers. The Plant made the transition to a thermal storage system with a New York ice chiller for on peak (1 PM to 8 PM) cooling and new high efficiency McQuay chiller for off peak cooling. A new Johnson electronic control system was also installed in 1993. All existing pumps were rewound and re baked in 1993. New blow down tanks for the boilers were installed in 1994. Also, a new climate control air compressor was installed in 1994. Heaters for all pumps and the ice chiller were installed in 1996. Electrical service to all pumps was upgraded in 1996 also. Roof was repaired in 1996-97. 700 ton chiller was retrofitted from freon to R134 refrigerant in 1997-98. Also, one cooling tower was repaired and placed back in service in 1997. The existing 700-ton chiller was replaced in the 1999 time frame with a new 800-ton Carrier unit. In 2001 the College made the transition to de regulated electrical service and the thermal storage system was taken off line. Occupancy: Building contains the equipment needed to heat and cool roughly half of the main campus square footage. Buildings not covered by the Central Plant are McNulty-Haddick Complex, Tucker Hall, TV-10, Old Adult Learning Center, New Adult Learning Center, Barney Gray Center, the Plant Maintenance Complex, Advanced Technology Center/Library, Social Science Building, Student Center, Moler Hall , and Bonner Hall.
